1. Check-In & Check-Out

• Timing: Check-in is from 2:00 p.m., and Check-out is until 12:00 noon.

• Late Check-Out: Unapproved late check-outs past 12:00 noon delay our housekeeping for incoming guests and may incur an additional hourly fee or a half-day room charge.

• Identification: Each staying guest is required to present a valid ID during check-in.
   

2. Reservations & Cancellations

• Reservations: Bookings can be made online via this website using a credit card, or by email, message, or phone with a 100% upfront payment via money transfer to our PNB account. We do not accept reservations without upfront payment.

• Cancellation Policy: A full refund is granted for cancellations received at least 14 days prior to the arrival date. No refund will be given for cancellations made within 14 days of arrival, or in case of a no-show. Exceptions may apply for personal emergency situations.
   

3. Dining & Outside Food

• Breakfast: Breakfast is complimentary for each checked-in adult guest and each paying child. It is served on the open restaurant terrace between 7:00 a.m. and 9:30 a.m.

• Dinner: Dinner is available at our restaurant, with the last order at 8:00 p.m.

• Strutz Art Café: The café is open from 10:00 a.m. to 7:00 p.m.

• Outside Food & Drinks: Bringing outside food or drinks into the common areas of the resort is not permitted. For exceptions, a corkage fee will be charged.

• Cooking: Cooking facilities are strictly provided only for Room 9 (the Superior Patio Bungalow). All other guest rooms have no cooking facilities.
   

4. Room Occupancy & Children

• Standard Occupancy: Standard occupancy is up to 2 persons per room, except for the Group Room, which accommodates up to 5 persons.

• Extra Guests: Select rooms can accommodate extra guests beyond standard limits using hotel-style rollaway single beds for an additional charge. This "Additional guest with breakfast" charge includes breakfast and full access to resort amenities.

• Maximum Capacities: Totally, the Deluxe Room accommodates up to 4 adults; the bungalows, Superior King, and Twin rooms up to 3 adults; and the Group Room up to 10 adults. Rates and charges are published on our ROOMS page, and our online booking engine calculates these automatically.

• Child Policy: Children must stay in a room accompanied by adults. Rates and extra charges are detailed on our ROOMS page and apply as follows:

  • Ages 0 to 5: Free of charge if sharing existing bedding with parents. If an extra regular-size bed is required, it can be provided for an extra charge, provided the maximum room occupancy is not exceeded.

  • Ages 6 to 11: If sharing existing bedding with parents, the "Child 6 to 11 years old on existing bedding, with breakfast" charge applies. If an extra bed is required, the "Child 6 to 11 years old on extra bed, with breakfast" charge applies (subject to maximum room occupancy).

  • Ages 12 and above: Treated as adults for check-in and occupancy purposes.
     

5. Senior Citizen Discount

• In compliance with Republic Act 9994 (the Expanded Senior Citizens Act of 2010), we offer Filipino residents aged 60 years or older a 20% discount.

• Seniors must present a valid Senior Citizen ID issued by the Office of the Senior Citizen Affairs (OSCA).

• The discount is computed based on the senior citizen's individual share of the room or restaurant bill. Please note that this discount is shouldered entirely by the business without government support; therefore, it can technically only be applied if the bill is paid in cash directly to us.
   

6. Resort Rules, Damages & Policies

• Non-Smoking & Vaping: The hotel enforces a strict no-smoking and no-vaping policy inside all hotel premises and guest rooms. Smoking is permitted exclusively at the two designated smoking areas near the gates. Non-compliance will result in a 3,000 pesos penalty for deep cleaning.

• Property Damages: Guests will be held financially accountable for any severe damage, stains, or breakage caused to room fixtures, electronics, textiles, or our local handmade furniture beyond normal wear and tear.

• Linen & Towel Care: Guests are expected to maintain proper care of all hotel towels and bedsheets. In the event that linens are severely soiled or permanently stained (such as with makeup, hair dye, skin care products, nail polish, shoe polish, etc.) and cannot be restored through standard laundering, a replacement fee of 800 pesos per towel and 2,500 pesos per bedsheet will be charged directly to the guest's bill.

• Pets: Pets are not allowed inside the main hotel property or inside any guest rooms. Exclusively for guests staying in Room 9 (Superior Patio Bungalow), pets may use the dedicated dog kennel located close to the room. Pets remain strictly prohibited inside Room 9 itself.

• Housekeeping: The hotel reserves the right to enter each guest room once every 24 hours for room make-up, maintenance, and cleaning.

• Drivers' Accommodation: We offer an air-conditioned driver's room for 2,000 pesos per night, including breakfast. Drivers of guests are strictly not allowed to sleep or stay overnight inside vehicles parked in our onsite parking areas. Guests should contact the hotel to reserve the driver's room or arrange accommodation nearby; otherwise, drivers must stay overnight outside the hotel premises.
   

7. Visitors & Day Guests

• Café Access: Outside visitors are welcome at the café to meet hotel guests without extra registration or fees.

• Day Guest Policy: We do not accept walk-in day guests from the general public. Only family or friends of checked-in hotel guests may be permitted onto the property at the discretion of the management. Unauthorized visitors are prohibited from entering the resort.

• Registration & Fees: All visitors of registered hotel guests who wish to enter the resort gates, access the grounds, or use the restaurant must register at reception and pay the  "Invited Day Guest" entrance fee.

• Privileges & Restrictions: Registered day guests are welcome to enjoy the premises, use the restaurant, and use the swimming pool from 9:00 a.m. to 8:00 p.m. They are strictly not allowed to enter guest rooms and must leave the premises once their inviting overnight guest checks out.
   

8. Amenities: Pool & Gym

• Swimming Pool Rules: Proper swimwear is strictly required (T-shirts, shorts, or pants are not permitted). Proper swimwear may be purchased at the hotel if needed. All users must use the pool shower before entering the water. Pool hours are 8:00 a.m. to 9:00 p.m. for overnight guests, and 9:00 a.m. to 8:00 p.m. for registered day guests.

• Hotel Gym Rules: Gym usage is free of charge and exclusively reserved for checked-in overnight guests; outside visitors are not permitted. Gym hours are 8:00 a.m. to 9:00 p.m. Access is strictly permitted only with appropriate sportswear and clean indoor gym shoes (outdoor sports shoes are strictly prohibited). Non-compliance will result in a 1,000 pesos per person cleaning fee. Users must wipe down equipment after use and are held responsible for any damage to the facilities or equipment. 9. General Liability, Accidents & Safety

• Personal Accidents & Injuries: The hotel and its management assume no liability and shall not be responsible for any personal accidents, slips, trips, falls, illnesses, or injuries sustained by guests anywhere inside the rooms, bathrooms, common areas, or resort grounds during their stay. Guests use all resort facilities at their own risk.

• Pool & Ponds: Use of the swimming pool and exploration of the gardens are at the sole risk and responsibility of the guests. The hotel assumes no liability for any incidents regarding the pool or the fish/koi ponds. There is no lifeguard on duty.

• Child Supervision: Parents or accompanying adults are fully responsible for their children at all times. Young children must be closely supervised when playing in the garden or using the pool, as the deep water and koi ponds present hazards. The hotel accepts no responsibility for injury or harm resulting from a lack of adult supervision.

• Valuables: The hotel accepts no liability for the loss, theft, or damage of money, jewelry, or other valuables brought onto the property. In-room safes are used at the guest's own risk.
   

10. Wi-Fi Terms of Use

• Allowed Use: Standard web browsing, checking email, social media, and streaming video/audio at reasonable bandwidths.

• Prohibited Use: Illegal acts (including downloading/sharing copyrighted material or visiting illegal sites), malicious behavior (distributing viruses, hacking, or attempting to access other guests' devices), and viewing or displaying explicit, harassing, or hateful content.

• Privacy & Security: This is a public wireless network; we strongly recommend using a VPN for sensitive transactions like online banking. For network management, performance, and security, we may log connected devices and traffic metadata. We do not sell your personal data.

• Network Liability: Use of our Wi-Fi network is at your own risk. The hotel assumes no liability for internet reliability, speed, or availability, and is not responsible for data loss, device damage, or unauthorized access to your information.
   

11. Modifications, Disclaimers & Force Majeure

• Force Majeure: The hotel is not liable for failures to provide services, amenities, or standard utilities due to circumstances completely beyond our control, including natural disasters, severe weather events, earthquakes, typhoons, or regional infrastructure/power outages.

• Modifications: These terms and conditions may be amended, modified, or supplemented at any time. Continued use of the website or resort facilities constitutes acceptance of these updates.
